½ cup water
2-bag black tea
1/2 cup whole milk

Steps
1. Bring tea water to boil. Pour ½ cup of boiling water over tea bags in a mug and steep for 5 minutes. Discard tea bags and cool thoroughly. Set aside. Make a strong-flavored black tea concentrate.
2. Stir brown sugar and water in a skillet over medium heat until the sugar dissolves to form brown sugar syrup. Cook till boiling, then add tapioca pearls and lower heat. The syrup should thicken and the tapioca pearls should be cooked in 10-15 minutes. Cool somewhat.




3. Pour brown sugar syrup and boba into a glass. Stir together ice, tea, whole milk, and sweetened condensed milk using a spoon. This should produce a sweet, creamy, light-colored drink.
